Subdivisions and Economies of Scale

Most people understand the idea that if you buy in bulk, you can usually get a better price. So what happens if you’re a developer who is subdividing and selling off lots – can you get a better deal on your legal fees for every transaction? We are currently using innovations in technology to try and make this happen.

Getting a good deal for good work

Imagine that as a developer you’re told that for every single lot you’re selling you have to pay a standard conveyance fee. Killjoy. Sure, on one hand there are very cheap conveyancing options around, at first glance, but they make you a bit nervous – are they going to be able to see the larger picture as well as the detail on every transaction? But on the other hand, you’re really just asking a service provider to repeat the same process, over and over and over for every lot, so it shouldn’t cost the earth either.

You need a cost-effective method for dealing with large numbers of legal transactions, but you also need experience and legal expertise to guide you, and help you deal with the bigger picture and any legal issues that arise during a large subdivision.

That’s where we come in.

  • Remove manual work: By creating customised precedent letters and documents that can be merged with vendor and purchaser details for each lot, they can be emailed in a matter of minutes.
  • See the big picture: We’ve got a Project Manager who is managing the administration of the files, leaving the lawyers free to work on the legal issues of the bigger picture.
